In 2008, over three million foreclosure filings were on record for the United States as a whole.  Of those three million, a little more than five hundred thousand were from the state of California.  Overall, the bank repossessed about 850,000 homes in 2008.  I am hoping to earn your trust as a real estate agent and as a stranger who wants to lend a helping hand.  Your home may be in jeopardy of a foreclosure filing – it is possible to stop it before it is repossessed.

But a little bit more about myself: I have been working with the loan industry since 1999 and as a real estate agent since 2001. I received my Certified Public Accountant title and my Bachelor of Science degree in Accounting.  I have had experience working in securities and acquired my investment license, specializing in life and mutual fund assistance.

In the year 2009, I have sold approximately thirty homes – 2/3 of which were bank-owned and 1/3 of which were short or regular sale.  My prediction is that the bank will lean more towards short sales that will become the dominant trend for 2010.

Short sales do not only save credit, while negotiating the final sum of debt, and that is what I want to accomplish with you:

-       Avoid being sued for not paying off debt.

-       Establish proper protection against the second lender.

-       Maintain the ability to buy another home within three years.

(instead of ten when foreclosures occur to property owners)

My goals are simple.  I want to help homebuyers and homeowners build their future actions based around a foundation of realistic plans.  They need to be real with themselves and their limits on expenditures, especially in this economy.  I want to save innocent hard-working families from foreclosure and bad reputations, which the bank ensures should the families run out of time to repay their amount.  Most importantly, I want people to be clear of what their rights are and what they need to accomplish within the next two years that are crucial to their next decade.

At this point, I want to show the different options a person may have to tackling the dilemma of a possible foreclosure.  Often times it becomes inevitable but it is definitely never unstoppable.

My mission is to take you through the step-by-step process of alleviating the problems foreclosures cause by using the short sale method.  If you allow me to help you, I will help make sure that your family will have a plan, that you have time to take care of your tasks at hand, and that you will be okay in the end.

                                                                                    Thank you for your time,
